NEW SUNSET LAKES HOMEOWNERS, New owners may need to provide a copy of their WARRANTY DEED from their closing documents to facilitate the registration process. Until this registration process has been completed, homeowners will not have full access to the secure documents on the SLHOA website.
Existing home owners requesting secure access to the Documents tab, use the same link below. This will generate an email to the Board to verify home owner to request secure access.
After home ownership has been verified by the Board, secure access can be requested HERE.
LEASED Properties:
Owners in Sunset Lakes and Island Estates who rent their homes need to refer to Article XI of the Declarations of Covenants and Restrictions (C&Rs) for the Sunset Lakes Homeowner's Association. This Article provides a paragraph that must be included in the Lease Agreement regarding the tenant's responsibility to follow the C&Rs of our Deed Restricted community. The Owner is also required to provide the management company with a copy of the Lease Agreement, as well as the names, addresses and contact information for both themselves and the tenant(s) residing on their property. The annual HOA assessments are $720 for the budget year starting January 2021.
The entire annual amount due can be paid January 1st or paid semi-annually with due dates:
January 1st Late if payment after January 15th
July 1st Late if payment after July 15th
You will receive the assessment invoices in December and June each year.
Assessment payments received after January 15th and July 15th will incur a $25 late fee and charged interest at 1.5 percent per month (18 percent annually) starting on the 15th of January and July.
NOTE:
On February 16th and August 16th accounts with assessments in arrears of $300 or more will be turned over to the HOA attorney, which will result in hundreds of dollars in collections fees that will be assessed to the homeowner’s account.

Contact Leland via phone call or email. Email is the preferred contact for the property manager. The HOA Board would like to know what is broken or an issue in Sunset Lakes, so please copy the entire Board on your email to Leland. Home owners can also utilize the online portal to generate a ticket for issues.

***GATES - Front/Main Sunset Lakes gate RFID reader is out of service for undetermined time. Please use remote or new code to enter community. Rear gate and Island Estates RFID readers are operational. We will keep website updated as we learn more.
OLD codes no longer work please use the new code provided and make sure your service providers have new code.
If you are having issues with your remote, we ask that you try to replace the battery first. These are NEW remotes, but not sure how old the batteries are.
